Isn’t that what you hired me to do?

My client got a GREAT deal on a duplex!

It’s a beautiful place with tile kitchens and a terra cotta patio. Maybe it’ll need a roof in about 5 years but everything shows really well maintained. The bathrooms are redone. The floors are laminate and should wear really well. Even the yard is not in bad shape.

My client is so cute and excited. She wants to live in one side. The neighborhood is quiet and her commute will be less than 10 minutes. We made a crazy lowball offer and. after 3 days, it was accepted! Now, we just got the inspections done.

Hmm. There is a place under the duplex where the plumbing wasn’t fixed correctly. The mold under the house is so bad that the inspector would not go under the house. According to the inpector, even if the structure was removed, the cost to remove the toxic earth would outweigh the cost of the dirt!

She’s so disappointed. She took a few days to think about it but, we are walking away.

The reason I bring this up is because the duplex looked great. We didn’t expect there to be any issues and it seemed like throwing away $650. Turns out that it was the SMARTEST $650 she’s ever spent!

I have had so many clients want to waive the inspections. They think it seems like a waste of time and money.

Remember, the basics are in place for a reason! And the reason is to save your a**! Isn’t that what you hired me to do?
